Dan does more than you might expect from a

REALTOR®

Dan does more than handle pricing, marketing, negotiating and follow-through.

Dan can also connect you with trusted local service providers—and help coordinate their activities to see that your probate real estate is ready for the market as soon as the Erie County Surrogate’s Court gives authorization.

Dan, your attorney, and the appropriate service providers will work together to help address the many details involved in preparing an inherited property for sale.

The “Service Hub” wheel below shows just some of the many solution providers Dan can connect you with to make the probate process as smooth as possible.

Other than your attorney, one of your most valuable resources will be Dan and a team of professionals trained and experienced in handling the intricate details of probate and inherited property sales. Together, they can help ensure that nothing falls through the cracks.

Four Steps to Getting an Inherited Property Sold

1.Develop a plan

Dan will help you assess the property, your circumstances, and your goals, then help you determine the best course of action.

2. Sort out the personal property

You will need to determine which items family members want to keep. Then Dan can introduce you to professionals who will assist with appraisal of valuable articles, conducting an estate sale, and arranging for the remaining belongings to be sold, donated or removed.

3. Prepare the property for sale

Dan will connect you with trusted local professionals for security concerns (door locks), vacant property insurance coverage, repairs, cleanout, lawn care & snow plowing, maintenance, and other services—and he’ll help coordinate their involvement.
Out-of-town executors and heirs find this especially helpful.

4. Market and sell the property

Dan will develop the appropriate marketing strategy, assist you in negotiating with buyers – both traditional and potential “as-is” cash investors, and manage the transaction through closing.
